The Crystal Bluffs Townhomes at River Valley Ranch is a 16-unit townhome neighborhood (a.k.a. “The Loopers”) located at the north end of Heritage Drive. It is adjacent to several of the opening holes on the golf course and overlooks the Crystal River. It also has views of the Crystal Bluffs and Mt. Sopris. The townhomes range from approximately 1900 to 2700 square feet. Crystal Bluffs is a sub‐association to the River Valley Ranch Master Association. The sub‐association provides numerous services to owners for an additional dues line. Additional services include landscape and site‐work maintenance, irrigation water, snow removal, and periodic repainting. Crystal Bluffs Townhomes services also include maintaining and repairing the exterior elements and roofs of all buildings. Please refer to the Declaration for Crystal Bluffs Townhomes at River Valley Ranch for all relevant information. The sub‐association has its own elected Board of Directors, Articles of Incorporation, By‐laws, and Declaration. The sub‐association also keeps its own reserves and budgets for the additional services referenced above.
